Fire-Resistant Building Requirements
California Chapter 7A in plain English — what your rebuild must include and what it costs.
If your property is in a Wildland-Urban Interface (WUI) area — which includes Altadena and Pacific Palisades — Chapter 7A of the California Building Code applies to your rebuild. This isn't optional. Every item below must be included in your plans for permit approval. The good news: fire-hardened homes are cheaper to insure and more resilient.
Chapter 7A Requirements by Component
| Component | Est. Cost |
|---|---|
| Roof | $18,000–$55,000 |
| Exterior Walls | $30,000–$80,000 |
| Vents | $2,000–$8,000 |

| Garage Door | $2,500–$8,000 |
Defensible Space Zones
0–5 feet
Immediate Zone
Non-combustible materials only — gravel, concrete, pavers. No mulch, wood, or combustible plants.
5–30 feet
Intermediate Zone
"Lean, clean, green" — low-growing, well-irrigated, fire-resistant plants. No ladder fuels. Trees pruned 6 feet from ground.
30–100 feet
Outer Zone
Reduce fuel continuity — space plants and trees so fire can't travel easily. Remove dead vegetation. Maintain access for fire equipment.
